Chimney work in Los Angeles homes
Stucco hides more here than brick does. Spanish Colonial Revival stacks in Highland Park and West Adams are often masonry wrapped in stucco. Cracks telegraph through late. We read the crown and the throat instead. Craftsman bungalows nearby run clay tile or no liner at all. Panorama City tract work is squatter brick. Later infill uses a metal firebox inside a framed chase, and that chase is plywood and stucco, not stone.
Northridge left signatures all over this basin. Look at the roofline, not the crown wash. Brick that stepped or rotated at the flashing line is the tell. Separation between stack and wall framing matters too. Some of that got patched cosmetically decades ago.
Gas log conversions are everywhere in LA. Code keeps the damper blocked partly open. Homeowners forget and think it closes. Unlined flues then carry damp combustion air all winter. Come June, the marine layer pushes soot odor back into the room.
Uncapped flues draw nesting birds here. Roof rats and acorn caches turn up too. Nesting migratory birds are federally protected, so timing changes what we can remove.
Access shapes the visit. Hillside lots in Mount Washington, clay tile roofs, steep Echo Park pitches. We say plainly when a roof should not be walked.
Frequently Asked Questions
- My fireplace has barely been used since we bought the house — does it still need sweeping?
Often yes, though not for the reason people expect. Between the South Coast AQMD no-burn days from November through February and the number of LA fireplaces converted to gas or kept purely decorative, a lot of flues sit idle for years. Idle flues are what birds and rodents look for. We regularly open up a chimney that hasn't seen a fire in a decade and find nesting material, droppings and debris packed into the smoke chamber or sitting on the damper. Even with no creosote to speak of, that blockage matters the first time someone lights a fire or runs a gas log set.
- We're in a 1920s Spanish Colonial with the original brick chimney. What usually turns up?
On stacks from that era the common findings are quake-related. Unreinforced masonry across the older LA neighborhoods tends to show stair-step cracking through the mortar joints, spalled brick faces where water has gotten in and frozen or weathered, and crowns that have broken loose at the top. The flues themselves are often unlined or lined with clay tile that has shifted or cracked at the joints. We inspect the interior with a camera rather than guessing from the roof, because a chimney can look sound from the driveway and be separated inside.
- Can you come out the same day?
Sometimes, depending on where you are in the city and how the day's routing has fallen. Los Angeles is spread out enough that same-day usually works best when we already have a crew on your side of town. If you're calling because you smell something, see smoke pushing into the room, or hear scratching in the flue, tell us that up front. We prioritize those over routine maintenance sweeps. A standard seasonal cleaning is normally scheduled out a few days.
- What makes one LA chimney cost more to service than another?
The age spread here is the biggest factor. A prefab metal firebox in an 80s or 90s infill home is a straightforward service. The components are standardized and access is predictable. An original masonry stack on a Craftsman or bungalow takes longer, because the flue may be unlined, the smoke chamber rough, and there's more to document on the structural side. Roof pitch and access matter too: a steep tile roof on a hillside property takes more setup than a single-story flat approach. Gas-converted fireplaces are generally lighter work, since there's little or no creosote involved.

Call and tell us what the fireplace is doing, or not doing, and we book you a two hour window with the sweep's name. The estimate costs nothing.
- 2
He looks at the firebox, the flue, the cap and arrestor, then hands you a firm number before the drop cloths come out. Straight sweep, gas service, or a spark arrestor that lost its screen, the number is set first.
- 3
We sweep or repair, light the unit and watch it draw, vacuum the hearth and carry out the debris. The price you agreed to is the price you pay.
